Tenant Information

Our properties are available to be inspected by private appointment or at a scheduled open for inspection. Prior to completing a tenancy application, it is important to inspect the property to ensure the property is suitable for your needs.  Our Application is available online and most applications are processed within 24-48 business hours.

Once successful, the team at Est8 agent will provide you with all the information to make your renting experience easier and more enjoyable.

Rental payments

As a tenant, it is your responsibility to pay your rent when it is due. If you are unable to pay your rent by the due date, you should contact the Est8 agent Property Management team as soon as possible. Please remember that the owner of your property has financial commitments to meet and relies on your rent being paid on time.

Routine inspections

Est8 agent will carry out routine inspections on the property to ascertain the condition of the property and necessary maintenance requirements. You will be given adequate notice before any inspection is conducted.

Property repairs and maintenance

You must notify Est8 agent of any damage or repairs that may be required at the property.  You must always contact the office in writing, prior to organizing any repairs. If a tradesman is required to attend the property, a suitable time will be arranged between you and the tradesman. If you are not at home at the agreed time, you will incur the standard service call for the tradesman attending the property.

Giving notice to vacate

When giving notice you must do so in writing to your Property Manager.  The notice is not effective until it is received in writing at Est8 agent Property management office.

Contents Insurance

It is Est8 agent Property Management recommendation for you to take out content insurance for your belongings.  The landlord’s insurance does not cover your belongings.

What is considered as an urgent repair

  • A burst water service
  • A blocked or broken lavatory system
  • A serious rood leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm or fire damage
  • A failure or breakdown of any essential service or appliance provided by the landlord or agent for solar panels, hot water, water, cooking, heating or laundry
  • A failure or breakdown of the gas, electricity or water supply
  • Any fault or damage that makes the rented premises unsafe or insecure
  • An appliance, fitting or fixture which is not working properly and causes a substantial amount of water to be wasted
  • A serious fault in a lift or staircase in the rented premises
